Why Greeks invest in real estate instead of depositing their money

Apartments and land among the top choices - Fewer mortgages, more equity purchases

If someone had 300,000 euros at their disposal, 65% would invest it in real estate, while only 22% would deposit it in a bank.

This clear preference, as reflected in the latest KAPA Research survey for POMIDA, confirms that real estate remains the safest investment in a market where inflation, rising interest rates, and uncertainty cast a shadow over alternative capital placements.

Purchasing real estate with own funds is emerging as the most advantageous option, at a time when mortgage loans can become a trap for those who are not careful. According to data from the Independent Authority for Public Revenue (AADE), real estate worth 23 billion euros changed hands in 2024, with sales showing a 30% increase in value compared to 2023. However, the most striking finding is that only 1.5 billion euros of this amount came from mortgage loans, meaning banks financed only one in fifteen transactions.

High interest rates, strict lending policies by banks, and the uncertain economic environment make repaying a loan a long-term risk. In contrast, direct purchases ensure the avoidance of additional costs, immediate ownership, and greater flexibility.

Ownership remains a priority, with the majority of citizens perceiving real estate as an investment rather than just a place to live. This is also confirmed by the preference for property categories that offer better returns. According to the survey, apartments top investors’ choices, attracting 65% of interest, followed by plots and land at 50%, detached houses at 22%, and commercial properties at 10%.

The tourism sector remains attractive, with coastal areas drawing 55% of investors, while Attica maintains strong interest at 52%. Thessaloniki and major urban centers are experiencing increased demand, while island regions and suburbs with good accessibility also remain stable investment choices.

Some additional key insights highlighting market trends: Buyers are looking for properties that can offer long-term returns, either through rental income or future appreciation. Increased demand has led to a significant rise in prices, while property owners are hesitant to sell, believing that prices will continue to rise. At the same time, the market is influenced by tax policies and developments in the short-term rental sector, with many owners exploring alternative ways to maximize their assets’ value.
