ENFIA 2025: Who will lose deductions due to presumptions

The way of calculating income changes and new conditions are introduced - The three categories entitled to full exemption

The AADE is putting a cap on the Tax deductions, radically changing the way income will be determined for those entitled to deductions, reductions or even full exemptions.

In a new decision of the AADE (A.1042/2025), the tax administration has broadened the scope of income taken into account, including beyond wages, pensions, income from business activity and unemployment benefits, even imputed income and objective living expenses.

Thus, starting this year, taxpayers who until now have secured deductions due to low reported income may now lose them, as the IRS will count presumptions from homes, vehicles, savings and other objective expenses.

In particular, to qualify for the 50% deduction in ENFIA, the total taxable family income for the last tax year must not exceed €9,000, with an additional €1,000 for the spouse or cohabiting partner and each dependent. In addition, the surface area of the family’s real estate will be taken into account, which must not exceed 150 square meters, and the total value of the real estate must not exceed 85,000 euros for a single person, 150,000 euros for couples without children or single-parent families with one child, and 200,000 euros for married couples with two children.

Full exemption from ENFIA are entitled to families with three children, large families and people with disabilities over 80%, if their income does not exceed 12,000 euros (with an increase of 1,000 euros per member) and the total area of the property is up to 150 square meters.

At the same time, due to the natural disasters related to the climate crisis, this year discounts are provided for 359,494 property owners insured against earthquake, fire and flood, for a total amount of 21 million euros. In fact, for 2024 the discount for home insurance is increased to 20%, provided that the value of the insured property does not exceed 500,000 euros. If the insurance covers a shorter period, the discount is adjusted proportionally (15% for nine months, 10% for six months and 5% for three months). For properties worth more than 500,000 euros, the discount is maintained at 10%.

This year, the total ENFIA statement reaches 2.3 billion euros and concerns more than 6.1 million taxpayers. The first installment of the tax is payable by 31 March and repayment can be made either as a lump sum or in up to 12 monthly installments, via IRIS, a card on the myAADE portal, web banking or the myAADEapp application. Owners can view their statement through the AADE services (myAADE.gov.gr or myAADEapp).

The most significant change, however, is that the living expenses will have a decisive impact on the final calculation of income, which may lead to increased ENFIA from 2025 for tens of thousands of owners, who until now have been taking advantage of the provided deductions and exemptions due to low declared income.
